Holiday rental properties in the Canary Islands drop to lowest level in two years

The number of holiday rental properties available across the Canary Islands fell by 15% in April, reaching its lowest level in more than two years according to new figures released by the Canary Islands Statistics Institute.

Data published by the institute shows there were 42,367 holiday homes available last month, compared to 49,840 in April 2025. It is the lowest number recorded since February 2024.

The number of tourist beds also dropped sharply, falling by 16.5% year-on-year from 207,968 to 173,770. The decline continues a downward trend that began last year and reflects growing pressure on the short-term rental market across the islands.

Tenerife remains the island with the highest number of holiday rental properties, accounting for just over 40% of the total supply in the archipelago. However, the island also recorded a serious fall, with available properties dropping by 15.6% compared to last year.

There are currently 17,201 holiday homes available in Tenerife, down from 20,396 in April 2025. The number of tourist beds also fell from 84,463 to 69,901.

Gran Canaria has the second-largest share of the market with 9,452 properties, followed by Lanzarote with 6,908 and Fuerteventura with 5,795. Smaller numbers were recorded in La Palma, La Gomera and El Hierro.

Despite the reduction in supply, holiday rentals across the Canary Islands generated more than €74 million in revenue during April alone. However, that figure was still down 23.5% compared to the €96.8 million recorded during the same month last year.

The average booking rate for holiday homes in the islands stood at 88.3% in April, while visitors choosing this type of accommodation stayed for an average of 5.3 days.

The statistics institute said the monthly study is designed to monitor the capacity, occupancy and profitability of holiday rentals advertised through digital booking platforms operating in the Canary Islands.

The latest figures come as the debate around holiday rentals continues across the islands, with increasing concerns over housing shortages, rising rental prices and the impact on local residents in popular tourist areas.
