Holiday Rentals continue to rise in Lanzarote despite new Canary Islands Law

The number of registered holiday rental properties in Lanzarote continues to grow, despite new regulations introduced by the Canary Islands Government to limit their expansion.

The island has now reached 11,094 registered holiday homes, according to the official tourism register. This increase comes even though new rules aimed at controlling holiday rentals were published in the Boletín Oficial de Canarias in December.

Numbers still rising

Between 12th November 2025, when the law was approved by the Parlamento de Canarias, and 13th January 2026, Lanzarote added 237 new holiday rental properties. This represents a 2.2% increase in just two months.

The longer-term growth is even more striking. In June 2023, Lanzarote had 5,198 registered holiday rentals. Today, that figure has more than doubled, representing a 113.4% increase in less than three years.

Law approved amid criticism

The new holiday rental law was passed in November with votes against from PSOE, Nueva Canarias and Vox. It has been criticised by the Canary Islands Holiday Rental Association (ASCAV), which warned that the legislation could lead to the “practical elimination” of holiday rentals in the islands.

ASCAV also claims the law favours the hotel sector over private holiday lets.

Although the regulation was announced at the start of the current regional government, delays in processing the law had an unintended effect. According to official figures, Lanzarote saw a 109% increase in holiday rentals between June 2023 and the law’s approval in November 2025, as owners rushed to register properties before restrictions came into force.

Where are the most holiday rentals?

By municipality, Yaiza has the highest number of registered holiday homes, with 3,104 properties. Of these, 1,294 are located in the popular resort of Playa Blanca.

Second is Tías, with 2,973 holiday rentals, including 1,063 in Puerto del Carmen.

In third place is Teguise, with 2,220 registered holiday homes. These include 648 in Costa Teguise, 123 in Caleta de Famara, and 162 in Caleta de Sebo, on La Graciosa.

The capital, Arrecife, has 1,203 holiday rentals. Meanwhile, Haría has 614, including around 73 in Arrieta and 77 in Punta Mujeres.

San Bartolomé follows with 604 properties, while Tinajo has the lowest number on the island, with 375 registered holiday homes.

Ongoing debate

The continued growth of holiday rentals in Lanzarote highlights the challenge facing local and regional authorities. While tourism remains vital to the island’s economy, concerns continue around housing availability, rising rents and the impact on local communities — issues closely watched by residents, second-home owners and visitors alike.
