Holiday destinations are undergoing a transformation driven by the search for higher-quality, more sustainable experiences that are more deeply connected to their surroundings. In this context, Lanzarote has established itself as one of the most attractive and balanced tourism destinations in southern Europe. In Costa Teguise, one of the island’s leading tourist destinations, Kategora is developing Kora Maresía, a new beachfront complex on Lanzarote’s eastern coast that reinterprets the concept of holiday accommodation through a proposal focused on wellbeing, design, and landscape integration. The project, part of the ‘Beach’ line within Kora Living — Kategora’s hospitality brand — has been conceived to offer a premium resort experience open to the Atlantic and tailored to the evolving demands of international tourism.

“The modern traveller is looking for more than just accommodation. They want to experience the destination authentically, feel part of it, and enjoy spaces that allow them to combine relaxation, wellbeing, and a different way of connecting with the location,” explains Agustín Orcasitas, Chief Commercial Officer at Kategora. “Kora Maresía perfectly reflects this market evolution and our way of understanding holiday complexes: sustainable projects, integrated into their surroundings and designed to generate long-term value,” he adds.

Kora Maresía will feature 144 apartments across nine different typologies, offering one-, two-, and three-bedroom layouts with surfaces reaching up to 266 m², including spacious private terraces overlooking the Atlantic Ocean. In addition, the complex will include 12,700 m² of communal areas conceived as multifunctional spaces where a wide range of activities will encourage interaction among guests, featuring three outdoor swimming pools, more than 8,500 m² of gardens, wellness areas, coworking spaces, dining areas, and a gourmet market focused on locally sourced products, among other amenities.

The project responds to a new generation of tourism complexes where design, guest experience, and professionalised operations coexist alongside active year-round international demand. Kora Maresía also builds on the experience of Kora Living, already present in the Canary Islands through its two operational complexes in Tenerife. Kora Nivaria Beach has established itself as one of the benchmarks for premium resort living in the islands, generating double-digit returns for its owners. It is joined by Kora Tigot, which opened at the end of 2025, further strengthening the company’s hospitality management and operational capabilities within the archipelago.

Architecture Born from the Landscape

One of Kora Maresía’s greatest differentiating values lies in its architectural and landscape integration. The project has been designed by the prestigious international studio HofmanDujardin together with Lanzarote-based studio ISOC, resulting in a contemporary proposal deeply connected to the island’s visual identity. The horizontal composition of the volumes, earthy tones, use of natural materials, and constant relationship with the sea and volcanic landscape turn the complex into a natural extension of its surroundings. “The architecture needed to engage in dialogue with Lanzarote through respect and local sensitivity,” says Eneko Balda, Chief Development Officer at Kategora. “We wanted a building that felt as though it emerged from the island itself.”

The interior design, also developed by HofmanDujardin, incorporates noble and locally sourced materials such as volcanic stone, natural fibres, and wood traditionally used in Canary Islands architecture. Landscaping, designed by studio La Tarde Paisaje, also plays a leading role: more than 8,500 m² of gardens and multisensory green pathways featuring native species that promote biodiversity and reduce water consumption.

The development will also restore and enhance its seafront frontage, integrating it with the promenade and returning prominence to both the landscape and the ocean. “Recovering this enclave and reopening it to its surroundings forms part of our commitment to the island and to a more responsible way of developing Kora Maresía,” states Balda.

Sustainability at the Core of the Project

Sustainability runs through every dimension of Kora Maresía, from construction to future operations. The complex incorporates passive and active energy-efficiency solutions, low-consumption lighting, a high-performance thermal envelope, and solar panels with a 100 kWh capacity.

One of the project’s most innovative elements will be the future Seawater Desalination Plant (SWDP), currently undergoing administrative approval, which will enable the complex to cover virtually all of its water consumption for irrigation, swimming pools, and sanitary uses. Additional measures aimed at promoting sustainable mobility include bicycle parking with capacity for more than 40 bicycles.

This approach directly reflects Kategora’s philosophy. The project forecasts an estimated net return of 6.5% and is marketing units starting from €315,000 under Kategora’s standard model: horizontal property division and fully integrated operations managed through Kora Living.
