Young people in the Canary Islands can now access new government grants to help them buy their first home, with updated price limits reflecting the current property market. The scheme aims to make it easier for under-35s to get on the housing ladder and secure a permanent residence in the islands.
The initiative was launched by the regional government through the Canary Islands Housing Institute, and has been published in the Official Gazette. It forms part of wider efforts to tackle one of the region’s biggest challenges: access to housing.
A total budget of €3 million has been allocated for 2026, covering property purchases completed between 1st January 2025 and the application deadline. Applicants have 20 days from the day after the announcement appears in the official bulletin to apply, with the deadline set for 18 May 2026.
Applications should be submitted online via the Canary Islands Government website, using a digital certificate or secure login system. The official application form will be available through the housing institute’s website.
The scheme has been updated to reflect rising property prices, allowing eligible buyers to purchase homes worth up to €170,000 on the main islands, or up to €200,000 on smaller islands or for larger families.
Successful applicants can receive a maximum grant of €11,000 per person, excluding taxes and additional purchase costs. The support is available to under-35s who have already bought a completed property to use as their main residence within the specified period.
To qualify, applicants must either be Spanish nationals or legal residents of Spain and have financed at least 50% of the property with a mortgage. Household income must also fall within set limits, generally up to three times the public income indicator, with exceptions for large families or disability.
Applicants must also be registered at the property, or have applied to be registered there, before the deadline. The home must be used as a main residence for at least five years, and cannot be sold or rented out during that time without official permission.
The scheme continues the government’s long-term approach to supporting young people in accessing housing, offering practical financial help at a time when rising prices are making it increasingly difficult for many to buy.
