The number of holiday rental properties in the Canary Islands has fallen by 15% in a year

The number of holiday rental properties advertised online in the Canary Islands has fallen by 15% in the last year, according to the latest official figures published by the Canary Islands Statistics Institute (ISTAC).

Data shows that 39,678 holiday homes were being advertised through digital booking platforms in July 2026, providing a combined capacity of 162,426 guests.

While the number of properties has fallen by 15% compared with a year earlier, the total number of available bed spaces has dropped even further, by 16% compared with July 2025.

Despite the decline, demand for holiday rentals remains extremely high, with more than 95% of the available properties receiving at least one booking during July.

Tenerife has 41% of all Canary Islands holiday rentals

Tenerife continues to dominate the holiday rental market across the archipelago, accounting for 41% of all properties advertised on the platforms analysed.

Gran Canaria is in second place with 21%, followed by Lanzarote with 17% and Fuerteventura with 14%.

Together, the four main tourist islands account for the overwhelming majority of holiday lets available across the Canary Islands.

The figures are part of ISTAC's Experimental Holiday Rental Statistics, which monitors properties being offered through digital accommodation platforms.

37,897 properties received bookings in July

Although the overall number of properties advertised has fallen significantly, the figures suggest that those remaining on the market are seeing strong demand.

Of the 39,678 holiday homes available during July, 37,897 received at least one reservation.

That represents 95.5% of the total number of properties advertised on the digital platforms included in the study.

The figures do not mean that the properties were occupied for 95.5% of nights during the month. Rather, they show that almost all of those advertised received at least one booking during July.

Holiday rentals under increasing scrutiny

The decline comes amid significant changes affecting the holiday rental sector in the Canary Islands and across Spain.

Authorities have stepped up efforts to identify properties being advertised without the necessary permissions, while local councils and residential communities are increasingly examining whether individual properties comply with planning and community regulations.

In La Laguna, for example, the council recently ordered 1,093 holiday rentals to be removed from the register, after concluding that 92% of the properties it reviewed did not have the necessary planning permission.

Meanwhile, Arona in the south of Tenerife has become one of the Spanish municipalities with the largest numbers of holiday rental properties.

The latest figures show that despite the number of holiday homes advertised online falling sharply over the last 12 months, Tenerife remains by far the biggest holiday rental market in the Canary Islands.
