400 affordable residential rental properties to be built in the south of Tenerife

The south of Tenerife is set to see a significant expansion in social housing, with 400 new affordable homes planned across its most populated municipalities. Half of these residences will be built in San Miguel de Abona, following the transfer of two plots of land in Amarilla Golf and Llano del Camello. However, only 11 homes are currently under construction in Granadilla de Abona.

The Canary Islands Housing Institute (ICAVI), part of the regional government's Department of Public Works, had initially started the process for constructing 199 social housing units in the area. This figure has now doubled after ICAVI confirmed its acceptance of the development plan and the free transfer of two new plots in San Miguel de Abona.

The mayor of San Miguel, Arturo González, stated that approximately 200 new homes will be built in these two areas as part of the Canary Islands Housing Plan. The project is intended exclusively for rental purposes to help more families access affordable housing. Municipal authorities expect the development phase to be completed this year, with construction beginning in 2026.

A key aspect of the land transfer is that in accordance with housing legislation, residents registered in San Miguel de Abona will be given priority when applying for these public housing units. The designated plots, each spanning over 3,700 square metres, are located in Amarilla Golf, and in between Calle Mencey de Güímar and Avenida Lucio Díaz Flores Feo in Llano de Camello.

Addressing the Housing Emergency

Antonio Ortega, director of ICAVI, described the land transfer as a "crucial opportunity" to address the increasing demand for housing in southern Tenerife. "Through this land transfer, we are taking a decisive step in tackling the housing emergency affecting many residents of the Canary Islands, ensuring access to dignified and affordable homes," he stated.

The Canary Islands Housing Plan also includes 11 public housing units currently under construction in La Jurada, Granadilla de Abona. The project was fast-tracked under an emergency procedure, cutting legal processing times by half.

In the same municipality, which is the second most populated in southern Tenerife after Arona, ICAVI has approved the contract award for the design and construction of 59 additional public housing units. These will be distributed across two locations: 47 homes in Cho Portada and 12 in Poncela.

These developments will include essential infrastructure such as electrical installations, fire safety systems, heating and plumbing, sanitation networks, and telecommunications, according to ICAVI.

The Public Works Department of the Canary Islands Government is also advancing projects funded by the European Union’s Next Generation initiative.

ICAVI has already awarded contracts for the design of an additional 60 homes in Arona, 45 in Adeje, and 24 in Guía de Isora.
