Government to approve compensation for landlords facing unpaid rent

The Spanish Government is preparing to approve a new royal decree aimed at supporting landlords who face unpaid rent when leasing homes to young people or vulnerable families. The measure was announced by Prime Minister Pedro Sánchez, and is expected to be formally approved at the next Council of Ministers meeting.

Housing and Urban Agenda Minister Isabel Rodríguez told the Senate that the Council of Ministers on 9th December will approve the compensation scheme for property owners affected by rental arrears. She said the Executive has been working for months on the decree and expects it to come into force before the end of the year.

Rodríguez explained that the aim is to “offer guarantees and, above all, avoid the narratives that fuel fear,” although she did not give further details about the exact form the guarantees will take.

In terms of the wider housing policy, Sánchez also confirmed that the Government is progressing with parliamentary procedures to speed up the eviction of illegally occupied properties.

Sánchez also said that the Council of Ministers will approve another decree to make it easier for councils to invest in important local projects. This will give mayors more freedom to spend money on things like new housing, water services and other long-term improvements.

This same decree will also extend the deadline for companies to adopt digital invoicing systems.

The Government says these measures should help bring more stability to the housing market and give clearer protection to both landlords and local councils as the changes take effect.
