Malta and the Canary Islands both offer European business bases with international connections and established service industries. Their office markets, however, operate at different price levels. Malta’s demand centres on a compact corridor of commercial districts; the Canary Islands distribute business activity across several cities and islands.
For companies opening a branch or relocating staff, the question extends beyond rent per square meter. Building quality, usable floor area, taxation and commuting arrangements can substantially alter the final bill.
So, where is office rent cheaper?
The Canary Islands generally offer cheaper office spaces than Malta’s main business districts. In October 2026, MaltaOffices reported a median advertised rent of €250 per square meter annually across 355 listings, equivalent to €20.83 monthly. Idealista’s advertised averages were approximately €14.14 per square meter monthly in Las Palmas de Gran Canaria and €13.28 in Santa Cruz de Tenerife.
These are guides, not like-for-like valuations. Malta’s figure is a median from one agency’s stock; the Spanish figures are listing averages covering different property types and sizes. Neither represents an agreed transaction rent.
Which Maltese districts command the highest rents?
St Julian’s led Malta’s October 2026 sample at €350 per square meter annually, or €29.17 monthly. Sliema and Gżira each recorded €266 annually, while Ta’ Xbiex stood at €284. Such addresses attract employers wanting access to professional services, international staff and client-facing premises.
Prices fall a few kilometres inland. Birkirkara’s median was €195 per square meter annually (€16.25 monthly), while Msida stood at €183 (€15.25). Mrieħel also merits consideration for larger corporate floors, although individual specifications matter more than district reputations.
For companies without frequent client visits, the seafront premium is often difficult to justify. Reliable lifts, air conditioning, allocated parking and an efficient floor plan usually matter more than a view.
What do offices cost in Gran Canaria and Tenerife?
Las Palmas has established business areas around Triana, Mesa y López, Ciudad Jardín and Santa Catalina. In Santa Cruz de Tenerife, central districts and La Salle serve professional practices and local enterprises.
Actual listings demonstrate the spread. A 100-square-metre office in Triana was advertised at €1,000 monthly, while a 304-square-metre central Santa Cruz office was listed at €2,700. Both are below the Maltese sample median per square meter, although condition and facilities require inspection.
Smaller markets, including La Laguna, Arrecife and Puerto del Rosario, offer alternatives. However, cheap premises may be poor choices when suitable buildings are scarce or clients are concentrated in the principal commercial centres.
What would a 150-square-metre office actually cost?
For 150 square metres, the advertised benchmarks imply base rents of approximately €3,125 monthly in Malta, €2,121 in Las Palmas and €1,992 in Santa Cruz. Annualized, that is €37,500, €25,452 and €23,904 respectively, before additional expenses.
The indicative annual saving exceeds €12,000 against Las Palmas and €13,000 against Santa Cruz. It does not mean identical buildings are available at those prices.
I would also compare cost per usable workstation. A property with wide corridors, awkward columns or oversized meeting rooms may accommodate fewer staff than a smaller, better-designed office. Lower rent per square meter can therefore mean higher cost per employee.
Which extra charges are easy to overlook?
Budget for deposits, agency commissions, service charges, electricity, cooling, broadband, insurance, parking and refurbishment. An unfurnished office requiring partitions and network cabling can absorb much of the initial rental saving.
Tax rules differ. The Canary Islands generally apply 7% IGIC to taxable commercial office lettings rather than mainland Spain’s VAT (IVA). Malta’s standard VAT rate is 18%, but office rent is not automatically taxable: treatment depends partly on the landlord’s status and tenant’s registration. Tax recovery also depends on circumstances.
For Canary Islands commercial leases, the statutory deposit is generally two months’ rent, with additional guarantees sometimes negotiated. Compare the cash required before opening, not just the first invoice.
Would serviced offices work out cheaper?
For a five-person consultancy, serviced premises may be preferable to a conventional lease. Furnished desks, broadband, meeting rooms, reception and cleaning can avoid fit-out costs and reduce administration.
Convenience raises the price per desk, however. An employer with 20 regular office users should compare all-inclusive packages against a traditional three-year lease. Establish whether coworking prices cover dedicated workstations, shared desks or a genuinely private suite.
Does a cheaper address suit the business?
Malta’s concentrated business corridor keeps St Julian’s, Sliema and Gżira geographically close, although congestion and parking remain problems. Gran Canaria and Tenerife have more dispersed residential catchments, making employees’ home locations particularly relevant.
Consider the rent premium against commuting time saved. An office costing €300 more monthly amounts to just €30 per employee for a ten-person team. Reducing daily journeys and improving recruitment could justify that expenditure. A remote-first team, however, may gain little from paying more for a prestigious address.
What should tenants negotiate before signing?
Asking rents are starting points, not guaranteed contract prices. Check annual increases, rent-free periods, fit-out contributions, maintenance liability, renewal rights and early termination clauses. Confirm the chargeable area and whether parking or shared facilities are included.
Compare three-year occupation costs across shortlisted properties, while assessing lease flexibility and how efficiently each building supports the business.
