New law offers Canary Islands tenants protection from rising rents

Around 97,000 people in the Canary Islands could benefit from new measures designed to freeze rent increases and offer greater stability to tenants. The changes come as thousands of rental contracts signed after the pandemic begin to expire this year.
A government report estimates that many tenants could have faced rent increases of around €190 per month when renewing their contracts. The new law aims to prevent sharp rises by temporarily limiting how much landlords can charge.
Under the measures, tenants can request an extension of their rental agreement for up to two additional years, keeping the same terms and price. Landlords must accept this extension in most cases, ensuring tenants can remain in their homes without immediate cost increases.
The changes apply to standard housing contracts that are now reaching the five-year legal limit. Across Spain, around 630,000 contracts are due for review, with nearly 40,000 of those in the Canary Islands.
The law also limits rent increases to no more than 2% a year. This mainly applies to large property owners, but all landlords must also follow the same limit unless otherwise agreed.
These measures will remain in place until the end of 2027, creating a temporary framework to control rising rental costs and protect tenants during a period of high demand and limited housing supply.
For residents, this means more time to plan ahead and avoid sudden increases in living costs, while also offering reassurance for those currently renting across the islands.
