The Italian invasion! Italians bought more than 2,000 properties in the Canary Islands in 2025

The Canary Islands have become one of Spain's most popular property destinations for Italian buyers, with more than 2,000 homes purchased by Italian nationals during 2025.

According to the latest figures, Italians accounted for almost 25% of homes bought by foreign buyers across the archipelago, underlining the growing appeal of the islands for both relocation and property investment.

Record year for Italian buyers

The strong demand in the Canaries came during a record year for Italian property buyers across Spain.

Figures from Spain's General Council of Notaries show Italians purchased 8,948 homes nationwide in 2025, an increase of 6.3% compared with the previous year and the highest total ever recorded.

While Italians bought more properties in Catalonia, with almost 2,700 purchases, they represented only around 12% of foreign buyers there. In Madrid, they completed around 1,250 purchases, accounting for approximately 13% of overseas buyers.

In contrast, the Canary Islands stood out, with almost 25% of all foreign property purchases made by Italian nationals.

Six Canary municipalities among the most searched

The trend has continued into 2026. Property portal Idealista reports that although Barcelona, Madrid and Valencia remain the three most searched cities by Italian users, six of the 15 most popular municipalities in Spain are in the Canary Islands.

They are:

  • Arona (Tenerife)
  • Adeje (Tenerife)
  • Las Palmas de Gran Canaria
  • San Bartolomé de Tirajana (Gran Canaria)
  • La Oliva (Fuerteventura)
  • Antigua (Fuerteventura)

The figures highlight the continuing popularity of the islands' main coastal and tourist areas with Italian buyers.

More than 55,000 Italians now live in the Canaries

At the beginning of 2025, the Canary Islands were home to 55,553 Italian nationals, representing around 2.5% of the archipelago's total population.

The Italian community has continued to grow steadily, increasing by more than 5,100 residents since 2021, a rise of just over 10%.

Tenerife and Fuerteventura are main destinations

Among the municipalities attracting the largest Italian communities, Arona tops the list with 7,637 registered Italian residents, followed by Adeje with 5,501.

On Fuerteventura, La Oliva is home to 5,310 Italians, who make up an impressive 17.8% of the municipality's population—almost one in every five residents. The nearby municipality of Antigua has a further 1,588 Italian residents.

In Las Palmas de Gran Canaria, there are 3,989 Italian nationals, while San Bartolomé de Tirajana is home to 3,312.

Fuerteventura's growing Italian community

Fuerteventura has become one of the biggest centres for Italy's growing presence in the Canary Islands.

The island had 9,802 Italian residents at the start of 2025, with the majority living in La Oliva and Antigua.

More than half of all Italians living on the island are based in La Oliva, where the community has grown by 16.4% since 2021.

The municipality is also one of the most international in the Canary Islands, with more than half of its residents holding a nationality other than Spanish.

Many buyers are already living in Spain

The figures also reveal that most Italian buyers are not purchasing holiday homes from abroad.

Across Spain, 86.5% of homes bought by Italians in 2025 were purchased by people already living in the country, suggesting that many are buying permanent homes or investing after relocating.

Italian resident buyers paid an average of €2,549 per square metre, well above the €1,963 average paid by foreign resident buyers overall.

While the data does not reveal how many properties are used as permanent homes, holiday homes or investments, it clearly shows that the Canary Islands remain one of the most attractive destinations for Italy's growing expatriate community.
