As the warm weather arrives, we all have the urge to own a property near the beach, however, this privilege is getting more difficult in many areas as property prices have increased massively recently, but are there still places that are affordable?
According to the latest report published by the real estate portal Idealista on property prices in April 2024, the average price per square metre in Tenerife now stands at €2,680/m2, an 18.7% increase compared to April 2023. However, it is possible to find houses close to the beach for a price lower than this figure.
Los Realejos, Güímar, and Arafo are just some of the municipalities offering apartments for sale below the average, as reflected in the latest price update. However, compared to these municipalities, another coastal town emerges with a price of €1,329/m2.

Los Silos in the north of Tenerife near Buenavista, with an average price of €1,329/m2, stands as the coastal municipality with the lowest prices for acquiring a property on the island. Its coastline stretches nearly 5 kilometres, where the average annual temperature hovers around 20°C, providing mild winters and not overly hot summers.
Its coast features a rocky coastline interspersed with some beaches and pools. All this, along with good accessibility, has become an attraction option for residents of neighbouring municipalities and tourists, who come to enjoy the scenery and tranquillity offered by a walk along the shore.
