Property prices have risen by 73% in south Tenerife over the last five years

The cost of buying property in south Tenerife’s tourist areas has gone up by an average of 73% since 2020, with prices in Adeje, Arona, Granadilla de Abona, and San Miguel de Abona showing dramatic increases, according to property portal Idealista.
The data points to a growing levelling of prices between sought-after tourist areas and traditionally residential neighbourhoods, with the gap narrowing year on year.
In Adeje, the most expensive municipality, the average price of second-hand homes has jumped from €2,504 per m² in October 2020 to €4,485 in July 2025 — a 79% rise, the steepest in the region. Costa Adeje remains the island’s priciest area at €5,041 per m², though the biggest annual growth was surprisingly recorded in Tijoco-La Quinta-Caucho (+17.1%).
Neighbouring Arona has also seen sharp increases, rising from €2,242 per m² in 2020 to €3,675 in 2025 (+64%). Playa de las Américas remains the costliest location in the south at €5,873 per m². Meanwhile, more residential neighbourhoods such as El Fraile (+28.2%), Cho-Guaza (+23.6%) and Chayofa (+15%) have experienced the fastest growth in the last year.
Granadilla de Abona has seen the most aggressive year-on-year growth, with prices up 22% overall and 75.6% since 2020. Popular coastal spots like El Médano (€3,824 per m²) and Los Abrigos (€3,580 per m²) remain in high demand, while San Isidro and the town centre are seeing record jumps.
In San Miguel de Abona, prices have climbed 68% in five years, with hotspots like Golf del Sur and Amarilla Golf now averaging €3,320 per m². Even traditionally residential areas such as Las Chafiras (+17.6%) are experiencing rapid appreciation.
Overall, the south of Tenerife is seeing sustained upward pressure on housing costs. High demand from foreign buyers, coupled with limited supply, is pushing price rises inland and into areas once considered more affordable.
For both tourists and residents, the message is clear: buying property in Tenerife’s south is becoming increasingly expensive, regardless of location.
